Location
Alverton is a village between Orston and Long Bennington and the land is situated on the south west edge of the village. After leaving Alverton in the direction of Orston the track to the land will be identified by the Agent’s “For Sale†board (at point A on the plan). Proceed down this track to a further “For Sale†board (at point B on the plan) which is the north eastern corner of the land shown coloured red on the attached plan. It should be noted that the track between the points A, B and C is not included in the sale but the purchaser(s) will be given a right of way for agricultural and equestrian purposes thereover to gain access to the land. The purchaser(s) will have a proportionate responsibility amounting to a total of 50% of the costs of maintenance of the track between points A and C. The standard of maintenance will be determined by the vendor who is retaining adjoining land.
Description

There is an overhead high voltage cable which runs across the land with a pylon in the centre of the land.

All rights to the extent that they are owned, are included in the sale.
Sporting Rights
These are not included in the sale and ideally the Vendor would wish to retain the shooting rights over the land.

There are no agricultural quotas or Entitlements included in the sale.
Planning
The current use of the land is agricultural. Parties interested in other uses such as equestrian should make their own enquiries of the Local Planning Authority.

Tenure
The land is freehold and vacant possession will be given upon completion.
Method of Sale
